1. About Us

ERE International is a trading name of ERE Property Limited, a company registered in England and Wales (No. 5224504) with its registered office at Suite M.03, Department Leeds Dock, 4 The Boulevard, Leeds, LS10 1PZ.

ERE International acts as an introducer and intermediary in relation to international property opportunities and does not act as principal in any transaction.

2. Important Risk Warning

Before proceeding, you should be aware:

  • Property investment carries risk and capital is at risk.
  • Property values and rental returns can go down as well as up.
  • Past performance is not a guarantee of future results.
  • ERE International is not regulated by the Financial Conduct Authority (FCA).
  • We do not provide financial, tax, or legal advice.
  • International property transactions carry additional legal, tax, and currency risks.

You should always seek independent professional advice before proceeding.

3. Our Role

3.1 ERE International acts solely as an introducer between buyers and developers/sellers.

3.2 We do not:

  • Own, develop, or construct property;
  • Provide investment advice;
  • Guarantee returns, yields, or capital growth.

3.3 All information provided is based on materials supplied by third-party developers and is subject to change.

3.4 ERE International shall not be responsible for:

  • Developer performance or solvency;
  • Construction delays or changes;
  • Final specification or unit variations.

4. Property Information & Marketing

4.1 All marketing materials, brochures, floorplans, CGI images, and projections are provided for guidance only.

4.2 They do not form part of any legally binding agreement.

4.3 Any figures relating to rental yields, capital growth, or completion timelines are estimates only and should not be relied upon.

5. Buyer Responsibilities

5.1 By proceeding with a reservation, you confirm that you have:

  • Conducted your own independent due diligence;
  • Had the opportunity to ask questions;
  • Not relied solely on information provided by ERE International.

5.2 You agree to appoint an independent legal adviser in the country where the property is located.

5.3 Where ERE International introduces third parties (e.g. lawyers, mortgage brokers), this is for convenience only. We accept no responsibility for their advice or services.

6. International Investment Risks

6.1 The Buyer acknowledges that international property investment involves additional risks, including but not limited to:

  • Differences in legal systems and ownership structures;
  • Taxation variations across jurisdictions;
  • Political and economic risks;
  • Planning and construction risks;
  • Currency exchange fluctuations.

6.2 The Buyer accepts full responsibility for understanding these risks prior to proceeding.

7. Reservation Process

7.1 A property is not reserved until the Reservation Fee has been received in cleared funds.

7.2 Reservation Fees are typically held by the Developer or their legal representative, not ERE International.

7.3 Reservation Fees are generally non-refundable, unless otherwise agreed in writing by the Developer.

7.4 The standard reservation period is 28 days, unless otherwise specified.

7.5 If contracts are not exchanged within this period, the Reservation Fee may be forfeited.

7.6 Upon exchange, the Reservation Fee is usually treated as part payment of the purchase price.

8. Anti-Money Laundering (AML)

8.1 ERE International is required to comply with Anti-Money Laundering regulations.

8.2 We may request identification documents at any stage of the transaction, including prior to reservation.

8.3 Failure to provide satisfactory documentation may result in delays or cancellation of the transaction.

9. Data Protection & Privacy

9.1 We process personal data in accordance with the UK GDPR and Data Protection Act 2018.

9.2 Your data may be shared with third parties where necessary to:

  • Facilitate your property purchase;
  • Comply with legal obligations;
  • Support our legitimate business interests.

9.3 This may include developers, solicitors, financial service providers, and technology platforms.

9.5 You have the right to access, amend, or request deletion of your data at any time.

10. Financial Promotion Disclaimer

10.1 ERE International does not provide regulated investment services.

10.2 Any information provided does not constitute:

  • Investment advice;
  • A recommendation;
  • A financial promotion within the meaning of the Financial Services and Markets Act 2000.

10.3 All investments should be assessed with a regulated financial adviser where appropriate.

11. Limitation of Liability

11.1 ERE International shall not be liable for:

  • Any indirect or consequential loss;
  • Loss of profit, income, or opportunity;
  • Any reliance placed on marketing materials.

11.2 We do not guarantee rental income, capital appreciation, or project completion timelines.

11.3 Our total liability shall not exceed the value of the Reservation Fee paid.

11.4 Nothing in these terms limits liability for fraud or any liability that cannot be excluded by law.

12.2 We are not responsible for their content, accuracy, or privacy practices.

13. Governing Law

13.1 These Terms shall be governed by the laws of England and Wales.

13.2 This does not affect the governing law of the property transaction, which will be determined by the jurisdiction in which the property is located.

14.1 ERE International reserves the right to amend these Terms at any time.

14.2 The latest version will always be available on our website.

15. Acceptance

15.1 By proceeding with a reservation or engaging with our services, you confirm that:

  • You have read and understood these Terms;
  • You accept the risks involved;
  • You agree to be bound by them.
